The setting

Larvotto sits at 8 Ap Lei Chau Praya Road, on the seafront of East Ap Lei Chau in the Southern District — leaned against the greenery of Mount Johnston (Yuk Kwai Shan), with more than 270 degrees of open water toward the Aberdeen Marina Club and Ocean Park. Developed by a joint venture of Sun Hung Kai Properties, Kerry Properties and Paliburg (project company Cheerjoy Development Limited), and completed in 2011 (occupation permit December 2010). Its streamlined, yacht-inspired design won an International Real Estate Award in 2011.

Homes run from 425 to 3,026 sq ft — one-bed units up to deluxe four-ensuite layouts, with duplex penthouses and terrace-garden specials. Every unit faces either open sea or the mountain; no tower blocks another's view.

About this site

This portal makes the building's public information durable and searchable — so that a decision made in 2026 can still be found in 2036. The same material is posted on the lobby notice boards of every tower and the clubhouse; this site simply keeps it findable.

Looking for notices, house rules, procedures and decisions? That's the Owners & Residents section — some documents need the access code distributed with management-fee correspondence (ask the management office if you don't have it).
